Diversified geographic exposure

Located in 42 U.S. states and the U.K. and operated by 69 third-party operators, with gross real estate investments of about $9.9 billion.

Diversified operator exposure

With only one operator accounting for 10% or more of total rent/interest.*

Property-level expenses (labor, insurance, property taxes, and capital expenditures) are generally the operator’s responsibility.

Fixed rent payments

Fixed-rate escalators support cost certainty for our tenants and earnings clarity for Omega.

Omega has no scheduled material lease expirations until 2027.

Generally, recession-resistant government-reimbursed tenants.

A stable reimbursement outlook

The majority of our operators are reimbursed through government-funded Medicare and Medicaid payments. This stable reimbursement model means that most of our operators are not materially negatively impacted by economic volatility, provided reimbursements remain consistent with inflationary changes.

A selective strategy for long-term value

Our investment strategy prioritizes geographic and operator diversification primarily through triple-net, long-term leases and fixed rate mortgage loans with healthcare operating companies and their associates.
